The actual construction process follows the agreement closely and includes payment for completed work after every stage. How many stages the agreement includes depends a little on the size of the project. Here are the main ones, that can be combined on smaller projects.
Includes foundation beams
Raising of the frame, and installing the foundation beams that the frame stands on. The frame is created in our workshop beforehand.
Windboards all around
I-Beams are placed around the frame, that makes up the insulation space. Windboards are then placed all around the house, also over doors and windows.
Watertight
First the airspace is created (10cm), then boards and then the sheet metal. Coverboards and gutters too.
And doors
Openings for the windows and doors are made and windows installed. The main door is left to last, to avoid damage.
Finishes outside
An air space is created outside the windboards and cladding is finished. Depending on the time of year, sometimes this has to be done later.
Airtight on the inside
Paper is installed on the inside of the studs, and insulation is blown into the created space.
Technical stage one
The inner surfaces of the walls are installed (but not finished). Electric and water that runs in these walls are installed.
Technical stage two
Inner stud walls are created and all the electric and water installed and run into the floor.
Technical three
Any water tanks and heating system pipes are installed. Also, final water and electric connections are made.
Technical four
Bathrooms and toilets are finalized, including water sealing and tiles.
Floors and ceilings
After the final plumbing is finished, the floor insulation is blown. All surfaces are finished, usually the floor last.
Everything done
After the last final touches and cleaning, the building officials do a final check. The house is ready to be lived in.
The stages can sometimes overlap a bit. But payment is only due when the stage is completed.
Changes to the plan, after the agreement is made, require a new agreement and may result in charges.
